Unfortunately, there are many factors that make up costs through the selling process, most people only take into account the figure the agents quote, although we suggest the following should all be taken into consideration when selling: | ||||||
| CIRCUMSTANCES: Can be the difference on many thousands of dollars when negotiating a sale on your home. An example: You have a figure in your mind, which you want for your property; If I was to offer you $50,000 more would you take it? But, I forgot to mention the settlement would be in two years, would you take it now? Some people would say yes, others no. This is just one example of circumstances. | ||||||

When thinking commission the agent must take a lot of factors into consideration. These factors can influence the commission charged: the market conditions, the value of the property, the condition of the property, the expectations of the owners, the speed of the sale needed, the level of service required and the promotions needed to sell the property. The agent will be paid their commission after they negotiate a sale that is acceptable by you. Payment will be on settlement of your property. Please be aware that G.S.T is included in all commission The Wiseberry Heritage Team talk about. Beware of any agent that says + GST as this is not allowed by law and is a sure sign that the agent may cut corners with your sale. |

In the past agents have been selected because they were the cheapest or even free at advertising. What some owners fail to realise is that individual advertising does encourage more buyers, the better the advertising campaign the more buyers are attracted. The more buyers attracted the more competition and of course the more competition the bigger the price. Be careful the cheapest or free may not always be the best Value for money. Remember aggressive promotions may result in more money in your pocket at the end of the day. |

| TIME ON MARKET: It has been proven that the longer a property is on the market the less the owner gets for it. There is a two week peak when selling your home. It is imperative that when setting your expectations to beware of agents that might be telling you a high price just to get your business. Unfortunately when an agent can't compete with service and skill they compete on commission and price which means they will “buy” your business in hope that you will go with them. The Wiseberry Heritage team are happy to give you a realistic price when selling your home, or, if would prefer to be truly accurate. We suggest that instead of calling out several agents for their ideas on price and averaging it, call out a Sworn Real Estate Valuer for the exact market price you can expect. Then you can talk to agents about the important things, like how do you go about marketing the property correctly. You will find some excellent “Valuers” under V in the yellow pages. | ||||||
| SOLICITOR/ CONVEYANCING COSTS | ||||||
| There are two costs involved when selling your property to do with solicitors and conveyancers. The first is when you sell your property you must get a contract for sale made up before you can have inspections. The second is for the solicitor or conveyancer to handle the transactions. They also may take into consideration, the difficulty of the sale, how quick you need to move, what certificates and searches you need ordered and what level of service you expect. Keep in mind that there could be a difference in cost between a solicitor and conveyancer. Please remember, that if you have a problem with the sale that a trained solicitor is more than likely going to be able to handle a difficult situation with minimal amount of fuss in the shortest amount of time. Also consider too, that after the transaction is over you will probably want your wills changed over in which a solicitor can also handle | ||||||
